8 Steps Involved in Selling Your Home
Making the decision to sell
Take time to think about why you want to sell your home. It may be a need to relocate, to find a bigger home for your growing family, or it is just time to downsize. You then need to define a time frame and your financial position. After you make the decision to sell, we can help you realize if your expectations are attainable.
Setting your price
Research the selling price of comparable homes in your area as well as the current real estate climate. We can help you by providing a Current Market Analysis (CMA) giving you details on the properties in your location that are currently Active, Under Agreement and Sold in the past 6-12 months. Similar “black and white” information can be found on Zillow.com. Our experience having seen most of the properties adds a very important element to the determination of pricing…evaluating the actual location and condition of each of the properties.
Staging you property
We will help to evaluate what needs to be done. It is important evaluate the curb appeal of your property as well as the interior appearance. Landscaping and exterior condition are essential to a quicker sale and higher price. Interior condition is just as important.
Begin Marketing
Exposure to the largest, qualified Buyer pool is essential. Our marketing strategy starts with internet exposure on the Multiple Listing Service (MLS) and their affiliates, Coldwell Banker Residential and their affiliates, and continues with yard signs as well as local advertisements and mailings.
Receiving an Offer to Purchase
Upon receiving an Offer to Purchase, we will first check if the potential buyer is prequalified or preapproved and get documentation. Next we will review the contract with you to make sure you understand all the pertinent information.
Negotiating
We are Certified Negotiation Specialists (CNS) to help you during this process and attain the best possible price!
Finalizing the transaction
We as your agents will finalize all the details to complete your property transfer efficiently and effectively. These are the details remaining:
Closing or “passing of papers”
We will meet at location decided by the Buyer and their attorney. We will bring all the necessary paperwork necessary to complete the transaction – Smoke Certificate and Final Water Reading. Your attorney will prepare the Title. All items that are permanently attached to the property and itemized on the Purchase and Sale Agreement remain with the property. Any personal property, items that are not permanently attached to the house and were not included on the Purchase and Sale Agreement, being sold by the Seller to the Buyer, should be done separately.
